Santa Fe Design Overlay Update

The Santa Fe Design Overlay passed unanimously at a Denver City Council Meeting! There are five exemptions on projects that are currently in progress along the Corridor. Thank you all for your commitment the last five years especially to Councilwoman Jamie Torres, her team and Denver Community Planning & Development office.

Below are the projects that are currently in progress along the Corridor that have exemptions to the new Santa Fe Design Overlay:

1188 Santa Fe Dr:

  • Has some first-floor commercial uses but not as much as outlined in the Santa Fe Design Overlay

  • Portions of the building would meet primary street setback requirements, but others parts would not

11th & Santa Fe Dr:

  • Approved Site Development Plan (SDP) before the Santa Fe Design Overlay went to public hearing

850 Santa Fe Dr:

  • Only proposed addition to the back of the property so there would not be a major conflict with the Santa Fe Design Overlay

650 Santa Fe Dr:

  • Property is a narrow lot, so there would be no commercial ground floor uses required under the Santa Fe Design Overlay

  • Would likely not meet the 2-ft primary street setback requirements outlined in the Santa Fe Design Overlay

444 Santa Fe Dr:

  • Appears to meet ground floor commercial requirements outlined in the Santa Fe Design Overlay

  • Would not meet primary street setback requirements
